When sellers use this approach, they must acknowledge they are waiving or delaying the benefits of full MLS exposure, including broad visibility and immediate buyer reach.

  • Broad market competition

The MLS is typically the most effective strategy.

 

If privacy or control is your top concern, a limited or private marketing approach may be appropriate. This should be a strategic choice, not a default setting from the brokerage. Discussing strategies that limit exposure, including:

  • “Coming Soon” strategies
  • Pre-market positioning
  • Targeted outreach
